Bring the association into the planning conversation while choices are still being made. We help identify future operating needs, common-area maintenance responsibilities, vendor requirements and the administrative work that follows the first closing.
Governing-document coordination
We work with your attorney to connect the declaration, bylaws and initial policies to how the community will operate. Our input focuses on maintenance responsibilities, practical administration and budget assumptions, including different uses or phases. Your counsel handles legal drafting and advice.
Initial budgets & assessments
Build an initial operating budget around the community’s actual obligations: insurance, utilities, grounds, amenities, management and reserves. We help plan assessment levels and changing costs as units close and additional phases or common areas come into service.
Independent reserve-study coordination
We coordinate with an independent reserve-study professional, organize available plans and component information, and help connect the findings to the association’s budget and reserve planning. The qualified professional prepares the study; the developer commissions and pays for it where required.
Association startup
Prepare the administrative foundation for the first owners: organized records, association accounting and banking setup support, assessment billing, vendor coordination and owner communications. The agreed scope sets out what needs to be ready, who is responsible and when.
Preparation for owner control
Plan for turnover from the beginning. We organize association records, financial information, contracts and open items for the handoff, coordinate with the appropriate specialists, and help orient the incoming owner board to its responsibilities and priorities.
